Langlois Fixers

Langlois has certainly established itself as a foodie destination for all things whole and real.  From Blacklock beef to Carnahan eggs to Valley Flora produce, restaurant and home cooks alike can purchase foods from Langlois.  An entire business has even sprung up as a clearinghouse for foods produced there – Langlois Lockers.  All this is in addition to the famous Langlois Market hot dog, served with homemade sweet-hot mustard and pickles.

But this is a real estate place, where we talk about property, right?  Kind of.  We forget sometimes that the surrounding community is what makes properties valuable.  I’ve listed two amazing locations in the heart of Langlois that will afford buyer the opportunity to walk to all of these foods, plus the Floras Creek Coffee Company and The Spoon cafe.

First Street:

This two-bedroom fixer is on 1/2 acre in town, and is serviced by community water and a septic system.  The lot spans from First Street back to Valpy Street, and has an electric easement off Valpy.  With a two-car garage and expansive back yard, this property can be a gem.  It’s almost fully fenced, with a tire swing and back yard patio and sun room.  It needs some work and upgrades, but the Langlois community is a tight one, with loads of neighbors to look out for you and lend a helping hand.

One-half acre and a fantastic 24×40’shop makes this property on the corner of Langlois Mountain Road and Bowman Street an incredible value.  A buyer-client recently said that I should describe this shop as 5-bent, 4-bay with 10′ bays and diapers on the roof.  This means it’s a pole barn with five poles and has insulation in the ceiling.   The trusses span beyond the main shop and across the carport, making it extremely sturdy and can be expanded.  The house is old, with obvious past charm, but has a roof leak that has caused damage in the addition.
